Our Budget Tool process, both in technique and software technology, is proprietary to Titan Custom Homes. From analyzing the homes construction with a cost-budget prospective to delivering information real time in actual costs to our budgets. Our home owner’s know not only are they getting superb quality with their homes construction but a financial commitment that works in concert to the project. Quality and Costs are on equal footing with Titan Custom Homes. We take costs seriously; we will not sell you on a number to build a home but rather put a budget together that will represent what the costs will be to build your home. The land , we will:

Perform Lot / Site Evaluation
-> for Your views, angles, elevations
-> analyze lot access for: carts, paths, foot traffic
-> look at proposed House envelope – does it work with the land

Size the Septic system with DHEC
-> # of bedroom’s, drain field locale, Conventional vs. Engineered
Analyze house plans, we will:

Work with architects , designers , purchased plans and “napkin drawn sketches”

Help you define wants & needs that address your new home upfront
Finalizing House Plans & our Budget Tool we will:

Offer our proprietary approach with process and technology, aka “The Budget Tool.” The Budget Tool process will iteratively look at the home from a cost / budget perspective.

We don’t / won’t stop analyzing the Budget Tool until you are comfortable with the not only the price but the value of your home.

Once the final budget is determined we will track the expenditures using the same detailed budget analysis – the Budget Tool, which is both proprietary in approach and software to Titan Custom Homes.

Once the home is under construction the Budget Tool will then track the home’s progresses financially; it is real time and will only end upon completion of your home.

Our Budget Tool lets you know the monies left to complete tasks and what, if any, are overages or shortages no matter what stage of the build we are in.

Using our Budget Tool, you will at a moment notice know what allowances and selections need to be addressed.

Your Budget Tool is unique to your home, you will have a portal to look at it through our web site, see real time updates; always have the ability to inquire about work that is currently ongoing; in addition to work both completed and scheduled in the near future.

We know changes happen – no project ever goes without some sort of a change in scope during the build. A “Change Order Fee,” is not charged to handle the change in scope of work. Rather with our Budget Tool you will know where we are in actual costs to budgeted costs. The change in the Scope of Work can then be analyzed to let you know the additional costs - or - potential savings to your project.

Work with your financial institution, knowing what they need and how they want tasks complete prior to disbursal of funds

Help you, if needed, to put you in contact with lenders that we have worked with in the past – narrowing a list of potential lenders
Home Construction we will:

Work with your architect, interior designers and landscape architects/designers.

Maintain strong, professional relationships with all outside parties involved, they will become part of our team which in turn is your team.

If you don’t have an interior designer our landscape professionals then we will put you in touch with the right designers for: flooring, paints, tile , appliances, counter tops, lighting, plumbing, stair cases, roofing, landscaping and more

Maximize our purchase power to deliver the best cost – value relationship regardless of who is on your team for the build.

Always place financial checks & balances for the Budget Tool which will help ensure a stress free build.

Help quickly define obstacles and deliver approaches that minimize or eliminate areas of concern. We don’t really see obstacles they are just problems/ issues that need to be solved.

Deliver status updates through your preferred method of communication.

We offer photo / videos / face time / remote conferencing / timelines / phone / text / emailing – we want our customers to be able to choose the communication approach that is right for them.

Supply you with all receipts for your invoices. You will see / track your invoices to your Budget Tool.

Manage the construction draws, minimizing your interest on monies, and maximizing the cash flow needed to complete your home.
Home Completion we will:

Turn over all warranties, suppliers, and selections for your home construction in an organized notebook that can not only be used for reference, but your keep sake.

Give you peace of mind on mechanicals by offering you a 10 year parts and labor option.

Place a 1 year follow up on all paint and drywall blemishes occurred from natural settling of the home.

Perform a through walk through to ensure no detail is left undone.

Hand over a home that is as clean as it is new. Not only, “broom swept,” but sparkling both inside and out, and yes, we do windows.

Follow-Up with a post build interview. We encourage our customers to be forthright and offer suggestions so we can take our comprehensive – customer centric home building process / experience and make it even better.
